We are a family from Germany with 4 kids. Travelling a lot throughout the world and we like Vero Beach South island a lot for it's upscale surroundings and setup, pristine beaches and relaxed athmosphere and no highrisers.

Coming back from a shopping in southern Florida like only one hour driving distance to West Palm Beach or amusement in Orlando in all these parks it is like coming back to paradise! We love to walk along the miles long uncrowded beaches which allow to recharge our batteries a lot!

DAMAGE/RESERVATION DEPOSIT

There is no deposit/insurance for direct bookings on www.verobeachvilla.com required

A reservation deposit or insurance is required (Booking platform adds it automatically). The deposit converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; it is fully refundable within (14) days of departure, provided the following provisions are met:

• No damage is done to house/pool or its contents, beyond normal wear and tear.

• This will be checked by our local representatives within 24hrs after your departure.

• All debris is placed in dumpster, soiled dishes in the dishwasher and cleaned

• No pool toys left around patio area / pool

• BBQ/gas grill properly cleaned (otherwise cleaning extra charge of USD 50)

• Keys left in the lock box and garage door opener left on the kitchen table (lost key or garage door opener charge is USD 50 each)

• No more then the assigned number of people staying in the house overnight

• If baby crib removed from master bedroom, it is to be placed back before leaving property

• Return kitchen utensils to the same place where it was taken out

• In order to protect pool loungers please use them only with towels

UTILITIES: Utilities are included. However to avoid excessive usage of A/C or Pool heating the renter agrees to pay charges for electricity usage above $200.00 per week. (regularly blw $100/week). The electricity will be read just before arrival and after departure.

GARBAGE: Please keep food and liquids out of your recycling bin! Make sure none of the recyclables are bagged in the bin!

CANCELLATION: No cancellation fee if cancellation more then 60 days prior to arrival date. Within 60 days prior arrival date a cancellation or shortened stay will not result in any refund. No cancellation fee if cancellation due to governmental travel restriction or mandatory evacuation for Florida ZIP 32963 (i.e. Storm/Hurricane)

MAXIMUM OCCUPANCY: Max number of guests is 8 adults or 6 adults + 4 children (under 12 years)

QUIET ENJOYMENT: The Tenant, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Tenant is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.

GAS BBQ Grill: The gas grill is a non vented propane gas log fired grill. Renter agrees to exercise appropriate caution when using the gas grill.

POOL SAFETY: Tenant accepts full responsibility for the safe enjoyment of the pool. Use Pool safety fence for smaller children’s safety!

KAYAKS: Tenant accepts full responsibility for the safe usage of Kayaks provided by Landlord. Do not use green fishing kayak which (hanging in the garage), only use the two orange kayaks. Clean them and place them back after usage.

MISCELLANIOUS:

• No fishing from the beach when swimmers are present

• Always drive slowly on Anglers Cove private road (max. 10mph)

• No open fires on the beach

• Use provided beach towels at the beach, please no bath towels or kitchen items at the beach

• No commercial events and gatherings at the residence

• No more then four cars allowed to park in the garage and driveway

• Avoid noise between 10pm and 6am

• Observe sea turtle protection and dune protection rules as outlined in housefolder

• House entrance and garage driveway will be monitored and recorded by security camera

LANDLORD’S LIABILITY: The Tenant and any of their guests hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Tenant expressly recognizes that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenant and that Tenant should purchase their own insurance for their guests if such coverage is desire

ATTORNEY’S FEES: The Tenant agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Landlord enforcing this agreement.

GOVERNING LAW: This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.

This is a NON SMOKING unit! No Pets allowed without permission!

Any exceptions to the above mentioned policies must be approved in written in advance.
